Contracts Manager

Overview
Senior-level role responsible for managing the contractual and commercial aspects of multiple construction projects. The role ensures contracts are negotiated, executed, and managed throughout the project lifecycle to minimise risk, control cost, and maximising profitability. Reporting to the Commercial / Technical Director (or equivalent in your organisation).
Main Duties & Responsibilities
- Negotiate, draft, review and execute all contract documents, including main contracts, subcontracts and amendments.
- Manage contractual risk: maintain and monitor risk registers, assess contract obligations, ensure compliance.
- Oversee contract administration through project delivery: claims, variation orders, change control, cost forecasting.
- Monitor project costs vs budgets; ensure financial performance of projects under contract terms.
- Liaise with procurement, legal, project teams and other internal stakeholders to ensure clarity of contract scope, deliverables and obligations.
- Lead and coordinate subcontractor / supplier contractual matters (selection, evaluation, performance monitoring, adherence to contract terms).
- Ensure contract close-out, including final account agreement, defects liability, warranties etc.
- Produce commercial reports, forecasts, and advice for senior leadership to assist decision-making.
- Maintain accurate records, contract documentation, correspondence and ensure audits when necessary.
Essential Skills & Experience
- Degree or relevant qualification in Construction Management / Quantity Surveying / Civil Engineering / Commercial Law etc.
- At least 8-10 years experience in contract / commercial management within construction, with evidence of managing large or complex contracts.
- Strong understanding of standard forms of contract, procurement strategies, variations, claims management.
- Financial acumen: ability to forecast costs, control budgets, work with commercial teams.
- Excellent negotiation, drafting, and communication skills.
- Able to work with cross-functional teams (legal / procurement / projects) and influence outcomes.
- Strong organisational skills, attention to detail.
