Project Manager | High-End Residential (RC Frame)

Location: Dublin 4 Project Value/Scale: 100+ Premium Apartments 

The Opportunity

Our client are seeking an experienced Project Manager to lead a flagship residential development in the heart of Dublin 4. This is a high-profile, new-build project consisting of 100+ luxury apartments, featuring a reinforced concrete (RC) frame and architectural precast facades.

As the Number 1 on-site, you will have full delivery responsibility from the current commencement phase through to high-end internal finishes and final handover in early 2028. You will report directly to the Contracts Manager, ensuring the project meets the highest standards of safety, quality, and commercial viability.

Key Responsibilities

• Project Leadership: Act as the primary lead on-site, managing the full project lifecycle from groundworks/RC frame through to high-spec fit-out.

• Program Management: Develop and maintain the master construction program, ensuring all milestones are met for a Jan '28 delivery.

• Technical Oversight: Manage the complexities of an RC frame build and the installation of precast facade systems.

• Quality Control: Drive a "right first time" culture, specifically focusing on the high-end finishing required for premium residential units.

• Subcontractor Management: Lead and coordinate all trade contractors, ensuring performance, safety, and adherence to specifications.

• H&S & Compliance: Ensure the highest standards of Health, Safety, and Environmental compliance are maintained at all times.

Requirements

• Experience: Proven track record as a Project Manager (Number 1) on large-scale residential or commercial projects (minimum €20m+).

• Technical Expertise: Strong background in RC Frame construction and Precast Facades.

• Finishing Standard: Deep experience in managing high-end internal fit-outs and luxury finishes.

• Qualifications: Degree in Construction Management, Engineering, or a related field.

• Leadership: Strong commercial acumen and the ability to motivate a diverse site team.
