Senior Project Manager – Residential Projects
A leading residential developer and main contractor is seeking an experienced Senior Project Manager to lead the delivery of large-scale residential developments across the Greater Dublin Area and surrounding counties.
This is an excellent opportunity for a commercially focused construction professional with strong leadership capability and proven experience delivering high-density residential schemes from pre-construction through to handover.

The Role
The Senior Project Manager will take overall responsibility for the successful commercial, technical, and operational delivery of residential apartment projects ranging from 30 to 300 units.
You will lead project teams through all phases of delivery, ensuring projects are completed safely, on programme, within budget, and to the highest quality standards.
Key Responsibilities
Leadership
- Lead and manage site management teams to achieve project objectives
- Develop and manage Project Execution Plans including programme, procurement strategy, and risk management
- Implement governance procedures and performance reporting systems
- Manage relationships with subcontractors, consultants, statutory authorities, and stakeholders
Project Delivery
- Oversee commercial delivery alongside the Quantity Surveying team
- Drive programme performance through effective sequencing of subcontract works
- Coordinate subcontractors and design teams to ensure timely project delivery
- Monitor construction progress and resolve delivery challenges proactively
Technical & Compliance
- Ensure projects comply with all Health & Safety, BCAR, environmental, and statutory regulations
- Oversee design coordination and specification management
- Promote high-quality construction standards and modern methods of construction
- Ensure effective implementation of quality control procedures
Customer & Handover
- Coordinate successful project handover and completion processes
- Ensure excellent end-product quality and customer satisfaction
- Support fit-out and aftersales stages where required
Requirements
- Degree qualified in Engineering, Construction Management, or related discipline
- 10+ years’ post-qualification experience
- Experience with Tier 1 or Tier 2 main contractors
- Proven track record managing projects valued between €10m – €50m
- Strong experience delivering residential or high-density apartment developments
- Excellent leadership, commercial, and communication skills
