Our client is a long-established, family-owned building contractor based in Carlow, delivering projects across Ireland. They work across a wide range of sectors including commercial, healthcare, pharmaceutical, education, and civil engineering. Their track record includes complex, large-scale builds for leading multinational companies as well as key public infrastructure projects.

As a Senior Quantity Surveyor with our client, you will take a leading role in managing all commercial and cost aspects of projects from pre-construction through to completion. You will work closely with project teams to ensure that budgets are accurately prepared and maintained, risks are managed, and value is maximised across a diverse portfolio of work including commercial, healthcare, pharmaceutical, and education projects.

Key Responsibilities

• Prepare and manage detailed cost plans, budgets, and tender documents.
• Oversee procurement processes and manage subcontractor packages.
• Carry out valuations, track variations, and manage change control effectively.
• Lead commercial reporting, cost forecasting, and cash flow management.
• Negotiate and agree final accounts with clients and subcontractors.
• Provide guidance and mentorship to junior quantity surveyors.
• Support strong working relationships with clients, design teams, and project stakeholders.
• Ensure compliance with company procedures and relevant contract standards (e.g., public works contracts, FIDIC).

Requirements

• Degree-qualified in Quantity Surveying or a related discipline.
• 5+ years’ experience in a similar QS role, ideally within main contracting.
• Proven experience delivering projects in sectors such as commercial, healthcare, pharma, or education.
• Strong commercial awareness with excellent negotiation and analytical skills.
• Confident working with Irish contract forms and procurement routes.
• Proficient in cost management software and MS Office suite.
• Strong communication and leadership skills with a proactive, solutions-focused approach.
