€100K++ Car Allowance + Bonus

Required for a well-established residential developer undertaking 220+ Units in Tullamore with a full order book for next few years.

Role

• Lead and manage the full lifecycle of a residential housing project—from site setup and groundworks through certification and handover.
• Ensure delivery is on schedule, within budget, and meets quality, safety, and regulatory standards.

 Key Responsibilities

• Oversee daily site operations, including subcontractors, direct labour, and materials coordination.
• Implement quality assurance and conduct regular site inspections
• Enforce Health & Safety regulations, hold toolbox talks, and ensure compliance with RAMS.
• Maintain site diaries, reports, lookahead schedules, and all necessary documentation (including BCAR files where required).
• Liaise with project managers, engineers, architects, local authorities, and utility providers.
• Monitor budget performance, assist quantity surveyors, and manage risk strategies
• Lead and motivate site team and subcontractors toward program milestones.

Required Qualifications & Experience

• 5+ years’ proven experience in site management, particularly on residential developments (housing, apartments, or mixed-use).
• Knowledge and application of Irish Building Regulations, certification standards (e.g., BCAR), and Safety requirements
• Degree or Higher Diploma in Construction or relevant trade qualifications, or equivalent hands-on experience.
